He passed away far too young. His "Dawn Raga" is a CD I never get tired of. (And it just appeared in my house one day, long ago. I'm not sure how it got there).

Bad landlords get a million chances/90 day extensions to cure issues but never do and then just make life hell for the tenant that complained. All of the feel good laws in the world are worth zero if there is no enforcement. I lived in a shithole 6-apartment unit in Astoria for 14 years; the landlord lived in the building and heat and hot water was a constant struggle, leaks everywhere, etc. He had a liars loan to buy the building and he had 3 equity loans on it that he used to buy crap like sports cars with. He started to put cameras up pointing at people's doors, never fixed the front door lock, put in illegal locks, etc. And the City never did SHIT. Never sent actual human inspectors. You wanna know who is worse than UPS/FedEx at pretending to ring the bell and leaving a note? DHCR. Understaffed and undermotivated. Zero fucks given by anyone in authority. My landlord should have gone to jail for multiple reasons, including keeping rent-stabilized units off of the market (the last time I checked his only 2 tenants were himself and one other dude -- 4 units empty), plus the building is a firetrap. DHCR tells you to call the FDNY if there's blocked exits, etc. Threatened? Call the cops. Constructive eviction due to lack of services? Fuck you call a lawyer. Stealing utilities? Call ConEd. The list goes on. Look at how many illegally subdivided places burn down and kill people; not a single landlord has even gone to jail for THAT.

It was made clear in no uncertain terms that if you were an owner and caught doing AirBnB, you'd get ONE warning; second warning was a forced sale of your unit. If you were a subletter, you got tossed. AND the BoD (actually a really mellow bunch of long term residents who bought in when the building converted in the 80s) actually enforced it. My old shitty building per above? Well, there was one guy who was running an illegal AirBnB for Asian students -- one time he opened the door and the living room had about 10 low sleeping mats on it and there was a constant parade of college-age Korean and Japanese kids who would show up with shopping bags like clockwork every night. At least they were quiet. The tenant under them was running an escort service (basically a sex worker/cam girl and her pimp). At least they got caught and thrown out but only because...wait for it....they made illegal alterations to the place that pissed the landlord off. As in put mirrored tiles all over the place, half-assed built in bed, etc.

I remember a few pivot points, a big one being when there was a teacher's strike in her district at least 20 years ago. The teachers showed up to protest in the parking lot of the school -- no intimidation of scabs, no yelling at the kids, it was peaceful. The scabby principal called the cops and they literally cuffed everyone, threw them in the pie wagon, and actually booked them and put them in a holding cell. My Stepdad posted bail and had her ass out of there in a few hours but she still had to go to court a few weeks later. Everyone was cleared and expunged but the principal left a few years later and this one bitchy social studies teacher that I had who had scabbed was even more shunned by the rest of the staff. FWIW they had been operating without a contract or any raises for SIX YEARS.

I mean, they even arrested one of my favorite old math teachers, a Holocaust survivor from Lithuania who had numbers on his arm and a compressed spine. The optics and fallout were not great.

They help keep in place a system that says yeah your rent is $1800/month and you never missed rent in 10 years but banks won't give you a $1200/month mortgage on a place with $500 maintenance because steady work history credit rating blah blah blah. Rent is a way to ensure that there is always a hostage working class that can never get enough capital to own their own housing. The other arm of that ugly giant is employer-bound healthcare.

EVERY SINGLE TEACHER I KNOW says this. I sure would. A very close friend of mine, gifted graphic artist, folded his own business that he had had for over 25 years because small time publishing houses are drying up and...wait for it...he needed the insurance for open heart surgery. It's such bullshit. His small business kept at least 3 other people in regular income -- I even did QC work for him back in the day.

He passed away far too young. His "Dawn Raga" is a CD I never get tired of. (And it just appeared in my house one day, long ago. I'm not sure how it got there).

Bad landlords get a million chances/90 day extensions to cure issues but never do and then just make life hell for the tenant that complained. All of the feel good laws in the world are worth zero if there is no enforcement. I lived in a shithole 6-apartment unit in Astoria for 14 years; the landlord lived in the building and heat and hot water was a constant struggle, leaks everywhere, etc. He had a liars loan to buy the building and he had 3 equity loans on it that he used to buy crap like sports cars with. He started to put cameras up pointing at people's doors, never fixed the front door lock, put in illegal locks, etc. And the City never did SHIT. Never sent actual human inspectors. You wanna know who is worse than UPS/FedEx at pretending to ring the bell and leaving a note? DHCR. Understaffed and undermotivated. Zero fucks given by anyone in authority. My landlord should have gone to jail for multiple reasons, including keeping rent-stabilized units off of the market (the last time I checked his only 2 tenants were himself and one other dude -- 4 units empty), plus the building is a firetrap. DHCR tells you to call the FDNY if there's blocked exits, etc. Threatened? Call the cops. Constructive eviction due to lack of services? Fuck you call a lawyer. Stealing utilities? Call ConEd. The list goes on. Look at how many illegally subdivided places burn down and kill people; not a single landlord has even gone to jail for THAT.

It was made clear in no uncertain terms that if you were an owner and caught doing AirBnB, you'd get ONE warning; second warning was a forced sale of your unit. If you were a subletter, you got tossed. AND the BoD (actually a really mellow bunch of long term residents who bought in when the building converted in the 80s) actually enforced it. My old shitty building per above? Well, there was one guy who was running an illegal AirBnB for Asian students -- one time he opened the door and the living room had about 10 low sleeping mats on it and there was a constant parade of college-age Korean and Japanese kids who would show up with shopping bags like clockwork every night. At least they were quiet. The tenant under them was running an escort service (basically a sex worker/cam girl and her pimp). At least they got caught and thrown out but only because...wait for it....they made illegal alterations to the place that pissed the landlord off. As in put mirrored tiles all over the place, half-assed built in bed, etc.

I remember a few pivot points, a big one being when there was a teacher's strike in her district at least 20 years ago. The teachers showed up to protest in the parking lot of the school -- no intimidation of scabs, no yelling at the kids, it was peaceful. The scabby principal called the cops and they literally cuffed everyone, threw them in the pie wagon, and actually booked them and put them in a holding cell. My Stepdad posted bail and had her ass out of there in a few hours but she still had to go to court a few weeks later. Everyone was cleared and expunged but the principal left a few years later and this one bitchy social studies teacher that I had who had scabbed was even more shunned by the rest of the staff. FWIW they had been operating without a contract or any raises for SIX YEARS.

I mean, they even arrested one of my favorite old math teachers, a Holocaust survivor from Lithuania who had numbers on his arm and a compressed spine. The optics and fallout were not great.
